Bob,

Ever thinking for working for a large facilities management company like a CB Richard Ellis. They have a ton of commercial properties all over the place. They manage the property where I work, seem to retain their HVAC staff, Electricians, etc. for years and I think compensate them decently. May be another option to check out aside from plumbing contractors.

Your boss must be named Pinnochio after giving you the insurance bump/sealt belt violation nonsense.
