I find if you don't drive much, Park in the sun, park on dirt and grass rather then black top, your tires will rot!!

Stay on black top, out of sun, and maintain the air pressure, and move the car from time to time.

Boat tires are always rotted long before they wear down!! I try to keep them covered all the time and park on some patio blocks rather then the dirt. Take the tires off in the winter and put in basement, They last much longer now!!
